Is it Time for a New Kitchen?

 Do you just want to refresh your kitchen with paint? Do you want a new countertop and backsplash? While paint and new countertops will serve to update a space quickly, it is a lot of money to spend if the current layout isn't working or if the cabinets are not the right style or no longer in good working condition. 
  Sometimes updating the sink and appliances will require a change in cabinets. Homeowners are opting for built-in or counter depth refrigerators - which require different cabinet openings than what people have with their current layout. Sink cabinets will also need to be changed to accommodate the current trend in farmhouse sinks.

There have been some amazing design inventions in the last few years. The creation of appliances, like drawer microwaves and convection steam ovens, are allowing us to change the kitchen layout to a much more usable and visually appealing space.


 It is best to start with a budget - what can you really spend on this project? Often times this will help to streamline the design process and will serve to create or eliminate options.

 
  What is and isn't working in your current kitchen? Perhaps you have seen pictures of kitchens that have inspired you - the style of cabinet or countertop, or maybe even the lighting and colors used in the composition. These inspirations are great to share with your designer!  


 Does your current layout work for you? The simplest remodel is where you pull out what is currently in place and replace the items, without changing the layout, with new appliances, cabinets, and countertops. Many do it yourself homeowners are opting to do a "pull and replace type" of remodel so they don't have to go through the engineering, drafting, and permitting process. While this does save some construction costs, it frequently doesn't solve any issues with what isn't working in the kitchen - and it is an investment.

  Over the last few years, we have also seen an increasing trend in the open concept living space design. Frequently with older homes, this will require removing walls, and changing the layout of windows and doors. Experts need to be brought in before structural changes are made to determine such things as whether or not the wall is load bearing or if there is enough light per building codes if windows are changed. Some structural changes can have a large impact on the budget, whereas others are surprisingly affordable and will have a huge payoff to your enjoyment of the space and possibly for your wallet when it is time to sell the property.


  There are so many details in a kitchen remodel. From the layout to the hardware -you will need to decide on floorplan, cabinet style, cabinet color (and do you want to use two different colors?), wall color, countertop material, backsplash material, knobs, pulls, lighting, electrical outlet type, faucets, sinks, appliances, and the list goes on.
